The Caboolture-Morayfield area is a high-quality location in the heart of South-East Queensland, one of Australia's fastest growing population areas.

The Morton Bay Regional Council is working on plans to guide the development of the Caboolture-Morayfield Principle Activity Centre into a regional centre that will play a key role in South-East Queensland's future. 

The State Government has identified Caboolture-Morayfield as a Principal Regional Activity Centre (PRAC) in the South-East Queensland Regional Plan. Such centres are intended to provide a diverse range of jobs and services to meet the needs of residents and businesses and create a vibrant local economy. 

In a jointly funded project, Council and the Queensland Government are working on a master plan to guide the development of Caboolture-Morayfield as a sustainable, people friendly, and innovative regional centre. 

The master plan will include strategies for: 

  • Future commercial and retail development and redevelopment 
  • New primary and secondary schools
  • Identify the demand for future housing development 
  • Provision of community and cultural facilities needed 
  • The provision of public open spaces 
  • Integrated public transport 
  • Provision of infrastructure needed to meet the demands of a growing population.

The size of Caboolture is approximately 68 square kilometres. It has 21 parks covering nearly 2% of total area. The population of Caboolture in 2006 was 17,201 people. By 2011 the population was 26,787 showing a population growth of 55.7% in the area during that time. The predominant age group in Caboolture is 0-14 years. Households in Caboolture are primarily couples with children and are likely to be repaying $1800 - $2400 per month on mortgage repayments. In general, people in Caboolture work in a other occupation. In 2006, 55% of the homes in Caboolture were owner-occupied compared with 49.5% in 2011. Currently the median sales price of houses in the area is $338,500.

HISTORY

Caboolture is the seat of local government for the shire and is located some 45 minutes from downtown Brisbane, just off the Bruce Highway. The area was first settled in 1842 when the land around the Moreton Bay penal colony was opened up to free settlers.

The area around the Caboolture River was called Kabul-tur by the Brisbane Aborigines, meaning the place of the carpet snakes because these reptiles were plentiful in the region. The river was important for the opening up of the country to white settlement. Timber getters floated red cedar logs down the river, settlers arrived and ferried their supplies in by the same means.

By the mid 1860's the local pastoralists were experimenting with sugar cane and cotton. In 1867 a tiny settlement was established as a supply and trading centre for the settlers in the area and to service the needs of miners trekking from Brisbane to the goldfields near Gympie. The local shire was constituted in 1879 and in 1888 the railway line from Brisbane was opened.

The major components of the local economy are construction, property & business services, retail trade and agriculture. In fact Caboolture is possibly the largest producer of strawberries in Queensland.

The area is bound to the north by the D'Aguilar Highway and Caboolture River Road to the south.  In creating a prosperous community, focus has been placed on housing choice for all budgets, value for money / investment, access to travel choices and a sense of place.  The area will include up to seven new suburbs, three high schools, nine primary schools and new commercial and industrial areas. The net benefit to the community from the development is expected to exceed $10 billion.

Redcliffe Seaside Village Rejuvenation   The award winning refurbishment of the Redcliffe Seaside Village has delivered an exciting and vibrant lifestyle precinct that continues to generate significant economic benefits for the region.

Significantly Improved Transport Infrastructure   

The recently completed Moreton Bay Rail Link Project ($1.1 billion, over 3,000 jobs) saw a 12.6km dual-track rail line constructed between Petrie and Kippa-Ring servicing six new train stations at Kallangur, Murrumba Downs, Mango Hill, Mango Hill East, Rothwell and Kippa-Ring.  The new rail link and upcoming university are already driving significant property investment in the region.

 

Improved Public Amenities  

Significant expansion and growth of shopping centres, services, parks, and schools, has been led by Westfield’s massive investment in the expansion of North Lakes Shopping Precinct.  The addition of international retailers Ikea and Costco and potentially Amazon have added world class retail outlets to the region’s fast-growing community.

Growing industry diversification

More than 43,000 jobs were created in the Moreton Bay region in 2015, thanks to a combination of infrastructure projects and community initiatives.  The local economy has increased by more than 50% in the last decade and is set to continue its strong growth trajectory.
